What’s The Difference?

About The Ridge II

This website is property of the Willow Creek Homeowners Association and they have graciously provided The Ridge II HOA space to provide information pertaining specifically to this mandatory HOA.

The Ridge II Association is a non-profit corporation governed by a volunteer Board elected by its members. We are a friendly, safety-minded neighborhood. Feel free to explore the features available on this section of the website

So there is no confusion, we’re going to explain the unique circumstances of the HOAs in our area.

All properties in The Ridge II HOA are in two legally separate HOAs.

1. Willow Creek Homeowners Association (WCHOA) covers the entire Willow Creek subdivision (15 different sections with slightly different restrictions and nearly 500 residences). Property owners are automatically voting members, subject to compliance with all restrictions, with voluntary $20/year dues. The dues are used to fund website manage­ment, secretary expenses, April neighborhood garage sale advertising, annual meeting refreshments and other things. 2. The Ridge II HOA was developed in the early 2000’s and has mandatory dues of $200/year which was set up in the deed restrictions when these sections were developed. There are 87 lots with 73 actual residences and four more homes soon to be constructed. And several homes have been constructed across two adjoining lots. The streets included in The Ridge II HOA are most portions of Summit Ridge Drive, and only a block of Ridgecrest, Tate Trail, Stagecoach Trail, Willow Arbor and Great Oaks. The Ridge II mandatory dues are used to maintain four entrances (mowing + planter mainte­nance, water, electricity), annual meeting expenses postage, administrative expenses, board liability insurance, etc.

HOA Annual Mandatory Dues: $200 per year

Our $200 dues per lot owned generate funds which pay maintenance of fences, water and electricity for our four entrances, annual meeting costs, newsletter mailings, liability insurance for board members, and office supplies + compensation for our secretary-treasurer.

The Declaration of Covenants mandate that annual dues are payable in January and will be considered delinquent if not paid by January 31.

Avoid a late fee of $36 per lot by mailing your payment in early.

Below is a map of the entire Willow Creek & Ridge II Boundary area. All of the homes in the Ridge II area are also in the Willow Creek HOA. However, not all homes in the Willow Creek HOA are in the Ridge II.

*NOTE: For more information and the deed restrictions for the different sections, please click on the colored sections below. Parts of the WCHOA was annexed into the San Marcos City Limits several years ago. However, a few streets remain in the San Marcos ETJ. The purple dotted line on the map indicates the San Marcos City Limits. Everything outside the line is the San Marcos ETJ.
